This Indenture made the twenty sixth day of February in the year of our
Lord one thousand eight hundred and thirty five between Mercy Nicholson, William
Nicholson, Daniel Clark and Mary his wife late Mary Nicholson, Robert Nicholson
Obadiah McCabe & Jane McCabe his wife late Jane Nicholson, Ann Nicholson
and
Thomas Nicholson of the county of Warren and state of Ohio of the first part
and John
Wickerham of the same place of the second part Witnesseth - that the said
party of the
first part for and in consideration of the sum of four hundred and forty seven
dollars
and fifty cents lawful money of the United States to them in hand well and truly
paid by the said party of the second part the receipt whereof is hereby acknowledged
have
granted bargained sold conveyed and confirmed and by these presents do grant
bargain
sell convey and confirm unto the said party of the second part his heirs and
assigns
forever all and singular the following described lot tract or parcel of land
to wit, a part
of section thirteen township three and Range four between the Miami rivers Beginning
for the part hereby conveyed at a stake in the North boundary of said Section
being North
East corner to a tract of land owned by John
Wickerham thence South 94 1/10 poles
thence South 58º East 31 86/100 poles thence South 87º E 7 64/100
poles thence North 110 8/10 poles
to a stake in the North boundary of said Section thence West with said Section
Line 34 42/100
poles to the place of beginning containing twenty two acres and sixty square
poles situate
in the county and state aforesaid Together with all and singular the hereditaments
and appurtenances thereunto belonging or in any wise appertaining; and the rents
issues and profits thereof, and all the estate right title interest claim or
demand
whatsoever of the said party of the first part, either in law or equity of in
and to the
above bargained premises with the said hereditaments and appurtenances: To have
and to hold the said premises above particularly mentioned and described to
the
said party of the second part his heirs & assigns forever, and the said

Robert Nicholson, Obadiah McCabe and Jane his wife late Jane Nicholson, Ann
Nicholson and
Thomas Nicholson do for themselves their heirs executors and administrators
covenant and grant
to and with the said party of the second part his heirs and assigns, that they
the said party of
the first part are lawfully seized in fee of the aforesaid granted premises,
that they are
free from all incumbrance, that they have good right right [sic] to sell and
convey the same to the
said party of the second part as aforesaid; and that they will and their heirs
executors and
administrators shall Warrant and Defend the same to the party of the second
part his heirs
and assigns forever against all lawful demands of all persons.

county and acknowledged the above indenture to be their voluntary act and deed,
and at
the same time Mary Clark and Jane McCabe wives of said Daniel Clark Obadiah
McCabe
being by me first examined separate and apart from their said husbands and made
ac-
quainted with the contents of the above deed by reading the same to them acknowledged
that
they did voluntarily sign seal and acknowledge the same, and that they are still
satisfied
therewith. Given under my hand and seal the day and year above written.
