Adam Simonton, 73 acres to William Donnells dated 2 Apr 1808

This Indenture made this 2nd day of April in The Year of our lord one thousand eight hundred and eight between Adam Simonton of the State of Ohio and County of Clermont of the one part and William Donnalz [sic] of the State and County afrs. of the other part, Witnesseth that the said Adam for & in consideration of Natural love and affection and likewise the sum of fifty Dollars in hand before the ensealing hereof well and Truly paid by the said William of the State & County aforsd. The receipt I. Do hereby acknowledge and myself therewith fully satisfied and contented, and thereof and of every part and parcel thereof, do exonerate acquit and discharge him the Said William his heirs executors or administrators forever by these presents, have given, granted, bargained, Sold, aliened Conveyed and confirmed and by these presents do freely, fully and absolutely, give grant, bargain, Sell, alien, convey and confirm unto him the Said William his heirs and assigns forever a certain tract or parcel of land, being Part of a larger tract pattented [sic] to Thomas Paxton and conveyed by the said Thomas unto Adam Simonton, the above grantor, bounded as follows to wit: Beginning at two locusts on the bank of Obannons, Creek, Thence east one hundred and thirty Seven poles to a hickory, and beech, Thence North Twenty five west ninety four poles to a hickory Sugar tree and elm, Thence South eighty one & a half west, one hundred and thirty six poles, to a mulberry and elm on the bank of the Creek Thence up the Creek, by the different courses or meanders, thereof to the place of Beginning. Situate lying & being in the County aforesaid. Containing Seventy three acres & Twenty Six poles. To have and to Hold the Said granted & bargained with all the appurtenances, privileges, & commodities to the Same belonging or in any wise appertaining to him the Said William hiz [sic] heirs & assigns forever to his only proper use benefit and behoof forever. And I. the said Adam for myself my heirs executors, or administrators, do Covenant, promise & grant to and with the Said William his heirs and assigns forever that before the ensealing hereof I. am the true sole and lawful owner of the above bargained premises, and am lawfully Seized and possessed of the same in my own right as a good perfect, and absalute [sic] estate of inheritance in fee Simple and have in myself, good right, full power and lawful authority to grant, bargain, Sell, convey and confirm, the said bargained premises in manner aforesaid, and that the Said William his heirs and assigns shall and may from time to time and at all times forever hereafter by force and virtue of these presents, lawfully peaceably and quietly have hold, use, occupy, possess and enjoy the Said devised, and bargained premises, with the appurtenances free and Clear, and freely and clearly, acquitted exonerated and discharged of an from all manner of former or other gifts, grants, bargains, Sales, leases, mortgages, wills, entails, ?Iointures? (N.B: meant indentures?), dowries, ?Inagemestes? executions or incumbrances of whatever name or nature Soever, that might in any measure or degree, obstruct or make void this present deed. Furthermore I. the Said Adam for myself my heirs executors or administrators, do covenant and engage the Above demised premises to him the Said William his heirs and assigns, against the lawful claims or demands of any person or persons whatsoever forever hereafter to Warrant, Secure & defend by these presents. And the Said Adam Simonton doth hereunto Set hi hand & Seal the day & year above written -- (signed & sealed) Adam Simonton.
